Quick answer
What is a landlord tax return?
A landlord tax return reports your rental income and allowable property expenses on the Self Assessment return (the SA100 with the SA105 UK property pages) so HMRC can work out the tax on your rental profit. We prepare and file it for a fixed fee from £199 + VAT.
What is included
- SA100 and SA105 UK property pages prepared and filed
- Rental income and expenses worked out property by property
- Property allowance (£1,000) compared with actual expenses
- Mortgage interest handled as a 20% tax reduction
- Repairs and capital improvements separated correctly
- Jointly owned property income split correctly
Who needs one
- Anyone letting UK property with gross rent over £1,000 a year
- Buy-to-let landlords with a mortgage
- Joint owners of rental property
- Holiday let and Airbnb hosts
- People renting out a room above the rent-a-room limit

WHERE LANDLORDS SLIP UP
Three places landlords often get it wrong
Mortgage interest
Landlords cannot deduct mortgage interest as an expense. They get a basic-rate tax reduction instead. We apply it correctly so your bill is not overstated.
Allowance or actual costs
You can use the £1,000 property allowance instead of claiming costs, but it only wins when your expenses are lower. We compare both for you.
Joint ownership
Joint owners each report their share of the rent. Married couples are generally treated as splitting income equally unless a declaration says otherwise. We handle the split.

I worked with Accotx on a HMRC reclaim and overall, they did ultimately deliver on their promise, which I appreciate. The process did take longer than any of us expected, partly due to external delays with the tax authorities, and partly because there were some hiccups in communication and follow-up. However, despite those challenges, they stayed professional and stuck to the original agreed terms. If you’re considering using them, be prepared to stay in regular contact to keep things moving along. They are absolutely capable, have the expertise and willing to work with you, and overall improving their services over time. I would certainly return for any future needs.Posted on Google![]()

He helped me sort out a very complicated backlog of accounts and prepared my overdue tax returns with professionalism and attention to detail. Throughout the process, he was incredibly patient, took the time to answer all of my questions, and explained everything clearly. He guided me through each step and helped rectify issues that had built up over time, making what felt like an overwhelming situation much more manageable. We worked with a few different accountants before finally settling with Accotax, and we’re really glad we did. Their team is great. Abdul is responsive and easy to reach whenever I have a question, which makes a big difference. They take the time to understand how our business works and what our needs are. They are very knowledgeable, and when they don’t have the answer straight away, they take the time to look into it and get back to us quickly. Anum, who looks after our account on a day-to-day basis, including reconciling invoices and preparing the annual accounts, is amazing. She is professional, efficient, and follows the processes we have put in place together. She's also very quickin getting back to us whenever needed. We’re very happy to work with her and hope to continue doing so for as long as possible. Overall, Accotax has made our accounting experience much smoother and easier. We see them as a long-term partner as our business continues to grow. I would 100% recommend them.
QUESTIONS
Landlord tax return questions
If your rental income is above £1,000 you usually need to tell HMRC, and a return is normally required if you have taxable profit. Tell us your figures and we will confirm whether you need to file.
Typically letting agent fees, repairs and maintenance, landlord insurance, ground rent and service charges, and accountancy fees. Improvements are generally capital costs, not deductible against rent.
It is a tax-free allowance for renting out furnished space in your own home, up to £7,500 a year. If it applies, we tell you whether it beats claiming your actual costs.
Selling UK residential property can trigger Capital Gains Tax with a 60-day reporting and payment deadline after completion. Tell us early so we can help you meet it.
Fees start at £199 + VAT for one property and rise by number of properties, up to £1,399 + VAT for up to twenty. The full list is above.
No tax is due on a loss, but you should still report it. Property losses can normally be carried forward against future profits from the same rental business.
A £1,000 allowance you can use instead of claiming actual expenses. If your gross rent is £1,000 or less you may not need to report it. Above that, you choose whichever method gives the better result.
Not as a deduction from rent. For residential lettings you get a basic rate (20%) tax reduction on finance costs instead.
Each owner reports their share of the income. Spouses and civil partners are generally treated as owning equal shares unless they have made a Form 17 declaration to reflect unequal ownership.
Usually, if your rental profit after expenses is over £2,500, or HMRC asks you to. If your gross rent is over £1,000 you must at least tell HMRC. Register by 5 October after the end of the tax year in which you first received the income.
